To secure your property, Amber Marsh charges a flat fee,

- NO EXTRA INVENTORY FEES - NO EXTARA CHECK-IN FEES etc. ..BEWAREof theMOUNTING EXTRA FEES which are usually
charged by MOST agents ON-TOP of
their standard ADMIN FEES. Our fee is is only
payable if you decide to rent a flat. You can see as many properties as you
want and there is NO CHARGE to view them. The University of London quotes that
most agencies usually charge between one or two weeks rent to secure you a property
An administration fee of

Inventory fees, (EXCLUDING check-out fees which
are £40 per person at check out (some landlords do NOT charge this but its
best to be told upfront in case they do!)
All prices are INCLUSIVE of VAT (where applicable)
VAT
There is NO VAT to be paid on top of the advertised prices. Amber Marsh
is not currently registered for VAT purposes and all listed prices on this page
are net prices paid.
OTHER POTENTIAL FEES
Should you wish to terminate your tenancy before the end of the term and the landlord agrees that you can terminate early, you will be responsible for the repayment of the pro-rata commission paid in advance by the landlord for the unexpired portion of the tenancy, unless you are exercising a break clause which is contained in your tenancy agreement. Most landlords do NOT have break clauses in their contracts since the market is so competitive.
It is your obligation to obtain written consent from the landlord for any change in the identity of the tenants. Upon receipt of this consent, the landlord or his agent will draw up a tenancy agreement for signature by all parties. An administration fee of a proportionate share of the individuals weekly share of the total weekly rent will be payable inc VAT (where applicable). This will be charged individually for each and every departing tenant.
An administration fee of £30 inc VAT will be charged for each letter sent by Amber Marsh Ltd regarding late or non-payment of rent or administration charges.
If any charges remain outstanding at the end of the tenancy, The landlord or his agent will deduct the amount due from the deposit.
Renewal of Tenancy
Every renewal of a tenancy will be treated as a NEW tenancy agreement and the application will be subject to the same fees that were payable in the original tenancy.
Payment of rent
The first instalment of rent must be paid in cleared funds when you sign the tenancy agreement. Thereafter, rent is payable by standing order (unless agreed otherwise b y the landlord or his agent) to arrive on the due date as stated in the tenancy agreement. This means that the standing order must be set up so that the funds leave your account three days before the rent is due. The full rent must be paid by a single standing order, we are unable to accept multiple standing orders.
Insurance
It is your responsibility to insure your own belongings throughout the tenancy.
Utilities
UNLESS otherwise stated within your tenancy agreement, you will be responsible for the payment of telephone, gas, water and electricity accounts at the property during your tenancy, as well as the council tax. It is your responsibility to notify the relevant companies and the local authority that you are moving into/out of the property. You are also responsible for ensuring that a valid television licence remains in place for the duration of the tenancy. Utility companies will also always require the occupant to provide access for any visit.
Anti-Money Laundering Regulations
Amber Marsh Ltd is subject to the Money Laundering Regulations 2007. As a result we will need to ask you for suitable identification, and will be unable to proceed with any work on your behalf if we are unable to obtain this from you.
Complaints Procedure
Should you have any problems with Amber Marsh Ltd' service, you should email the Director at support@ambermarsh.co.uk.
This complaint will be acknowledged within three working days of receipt and an investigation undertaken.
A formal written response will be sent to you within 15 working days. If you
remain dissatisfied, you should write to the Director of Customer Services and
Compliance (DCSC) @ support@ambermarsh.co.uk . The same time limits will apply.
Following the DCSC's investigation, a written statement expressing Amber Marsh
Ltd' final view will be sent to you and will include any offer made. This letter
will confirm that you are entitled, if dissatisfied, to refer the matter to
the ULHS -University of London Housing Service OR NALS ( National Assocaition
of Letting Service or The Property Ombudsman (TPO) within six months for a review.
